EDITOR – A formal planning application has now been submitted in respect of the redevelopment of the Advanta Seeds site in Sleaford by Tesco.

I have inspected this application and I am at a loss to understand how in its present form it can even be considered. The site is landlocked. The proposals rely on the construction of an access road from Boston Road across the recreation ground to
the application area and southwards from the site, with a bridge over the railway to Mareham Lane.

These are over land not within the control of the applicants and according to the application are going to be built by Lincolnshire County Council.

Have these been budgeted for and, if so, have they applied for planning permission yet? Not as far as I am aware.
So, if and when they do apply, will the application go through the normal planning process or will it be a fait accompli, because if planning permission is granted for the present proposal they will not be able to refuse it.

Are we as council tax payers now being expected to subsidise Tesco's proposals? The construction of these two roads together with the railway bridge would be very expensive even if Tesco is contributing towards the cost. Has the relevant local authority carried out a survey on traffic flow as it is now?

There is no way a reasonable estimate can be made without one and if you add to this the additional vehicles, both private and commercial, that the proposed supermarket would expect to generate you could have chaos both on Boston Road, which is already very busy, and Mareham Lane.

I am also at a loss as to why a major development application such as this has not been fully advertised and general consultations with the public at large carried out.
